The Atlantic to Move Headquarters to The Wharf
In 2022, The Publication Will Move Into The Wharf’s Second Phase Office at 610 Water Street
WASHINGTON, D.C. - December 21, 2020 -- Hoffman-Madison Waterfront (HMW), the developers of The Wharf, today announced that The Atlantic will move its D.C. headquarters to The Wharf’s highly anticipated second phase. The Atlantic will occupy the top two floors of office space within 610 Water Street. The 90,000 SF office building is designed by awarding-winning Morris Adjmi Architects.

The first media company to join The Wharf, The Atlantic’s workforce will move from its current location to 610 Water Street where they will be within reach of nearly a mile of waterfront, acres of green space and parks, as well as more than 50 retailers, restaurants and entertainment options. The new office space is also conveniently located just minutes from The U.S. Capitol, the National Mall, downtown Washington, D.C., Reagan National Airport (DCA), L’Enfant Plaza Metro and Waterfront Metro (Blue, Orange, Silver, Green, Yellow lines).

Nationally-recognized for its prowess in the creation of contextual buildings and environments, Morris Adjmi Architects, whose other projects have included 837 Washington (The Samsung Building) in Manhattan and the Atlantic Plumbing development in Washington, D.C., designed 610 Water to feature an elegant rotated glass structure that appears to float above its concrete base. Emulating a glass “jewel box,” the new five-story mixed-use office building will boast 360-degree views including expansive views of the waterfront, a cantilevered floor design and market-leading, 11-foot finished ceilings—far exceeding the typical 9-foot trophy office standard. The building serves as a bold terminus to the iconic Wharf Street—The Wharf’s primary waterfront boulevard—and will be prominently visible to all who visit the neighborhood.

In addition to its distinct exterior, 610 Water’s forward-thinking design prioritizes open space through outdoor gathering areas that uniquely position the building as the market demonstrates an increased demand for health and wellness features. 610 Water features 10,000 SF of outdoor terrace space, making it one of the largest office terraces in the city. Located amidst two parks, The Green and Waterfront Park, the building’s outdoor space blends seamlessly with its surroundings. The Green, delivering as part of Phase 2, is designed by Michael Van Valkenburgh Associates, named the American Society of Landscape Architects “firm of the year” and recognized for its work redesigning Pennsylvania Avenue at the White House and Brooklyn Bridge Park. The tranquil green space across more than 1.5 acres will offer quiet seating areas, shade trees and elegant landscaping tied together by a water basin outfitted with an iconic centerpiece fountain made of sculptural raw Montclair Danby marble. Waterfront Park, designed by the Landscape Architecture Bureau and Nelson Byrd Woltz which delivered in 2017, honors Congresswoman Eleanor Holmes Norton (D-DC), who helped make The Wharf a reality. Together, the two parks will surround 610 Water with a total of five acres of open green space.
In addition to indoor and outdoor design elements, the building prioritizes efficient floor plates that allow for fewer companies per floor and give tenants greater presence as well as more control of their space. Upon completion, 610 Water will be the most environmentally sustainable building at The Wharf. It has been designed to meet LEED Platinum certification, featuring the latest in high-performance systems, materials and building envelope technologies, including touchless elevators delivering an innovative office environment.
Another anchor tenant of Phase 2 is one of the nation’s premier law firms, Williams & Connolly, that announced in Q4 of 2018 it will move its office to 670 Maine Ave in Q2 of 2022. Like its neighbor, 610 Water, 670 Maine’s offerings make it an excellent space for a wide range of prospective tenants. The space includes efficient floor plates that are approximately 25,550 SF as well as elevated amenities including about 10,000 SF of conferencing and events space on the penthouse level and a nearly 7,500 SF fitness center with locker rooms. The building also offers roughly 5,000 SF of amenity terraces with the option of private terraces available on select floors, offering unrivaled water and monumental views.
As of December 2020, more than 60 percent of 670 & 680 Maine has been leased. Currently there is just over 200,000 square feet remaining for prospective tenants including one large block opportunity available. Overall, the office space in the second phase of The Wharf is more than 60 percent leased, nearly two years ahead of occupancy.

The first phase of The Wharf opened in 2017 with more than 2 million square feet of development. Phase 2 broke ground in 2019 and is set to deliver over 1 million square feet of development along the waterfront including retail, hospitality, residential, piers and park space in 2022.
