Hoffman-Madison Waterfront Offers First Look Inside 670 & 680 Maine Trophy Office Buildings
WASHINGTON, D.C. (December 15, 2020) — Hoffman-Madison Waterfront (HMW), a joint venture of Hoffman & Associates and Madison Marquette, the co-developers of The Wharf, today released the new images and details for 670 & 680 Maine Avenue SW. The new images offer the first look at the interior of these highly anticipated waterfront, trophy office buildings that help anchor Phase 2’s unmatched addition to D.C.’s skyline.
Designed by SHoP Architects with WDG Architects as the architect of record, 670 & 680 Maine serves as an iconic trophy office space that combines innovation with elegant design. The towers’ unrivaled waterfront and monumental views are complemented by the artfully designed architectural elements such as The Oculus which is formed by a striking glass bridge that connects the towers on the second level, creating a private porte-cochère entrance for both towers.
“Our goal with these buildings was to not only create a visually compelling addition to this unique waterfront neighborhood, but to also set a new standard for office space across Washington,” said Monty Hoffman, Founder and Chairman of Hoffman & Associates. “From the way the two towers mirror each other to the eye-catching details including The Oculus that provides a dramatic entrance along with a private driveway that is incredibly unique to this market, 670 & 680 Maine Avenue exemplify the future of what office tenants want in their space and their neighborhood.”
“The 670 & 680 Maine Avenue buildings reflect not just the forward-looking design and style of SHoP Architects and WDG Architects but also how integrally our project meets the needs of Washington’s most discerning tenants,” said Amer Hammour, Chairman of Madison Marquette. “670 & 680 Maine’s magnificent waterfront views and gleaming glass elements infuse the second phase of The Wharf with the energy, inclusivity and dynamism that have brought global acclaim and local enthusiasm to our exciting waterfront neighborhood,” Mr. Hammour added.
670 & 680 Maine is ideally situated among The Wharf neighborhood’s outdoor spaces including public piers and an extensive five acres of green space provided by The Green and Waterfront Park. Just minutes from The U.S. Capitol, the National Mall, downtown Washington, D.C., Reagan National Airport (DCA), L’Enfant Plaza Metro and Waterfront Metro (Blue, Orange, Silver, Green, Yellow lines) the office towers provide future tenants with a vibrant and connected environment along the Washington Channel, boasting both culture and convenience.
“Our team is incredibly excited to be able to partner with the Hoffman-Madison Waterfront venture to introduce this truly exceptional office experience in such a dynamic and highly sought-after location. We cannot wait to see tenants interact with the cutting-edge design and next-level features,” said Amy Bowser, Executive Managing Director at JLL.
In order to meet the needs of today’s workplace, 670 & 680 Maine are designed to be LEED Gold Certified, equipped to provide increased safety, and promote wellness for all tenants. The building will be equipped with touch-free doors at lobby entrances and shared amenity spaces. 670 & 680 Maine will also feature enhanced air filtration in elevators as well as UV filtration on the building's mechanical equipment.
Beyond enhanced health and safety features, these towers combine customizable office space with efficient floor plates and expansive views. 670 & 680 Maine’s amenities provide tenants with a connection not only to their work, but wellness as well as the greater surrounding community. These amenities include:
- a 6,500 SF fitness center outfitted with locker rooms, a private studio and a 2,000 SF terrace
- a 7,500 SF penthouse offering flexible event spaces with unrivaled views of the Capitol and Waterfront
- 3,000 SF of private outdoor terraces adjacent to the penthouse events spaces
- Private terraces available on select floors
670 & 680 Maine also houses approximately 30,000 SF of ground-floor retail space including space for two curated, waterfront dining experiences.
With more than 60 percent of 670 & 680 Maine leased, there is just over 200,000 square feet remaining for prospective tenants including one large block opportunity available. The anchor tenant for all of 680 Maine and part of 670 Maine is esteemed law firm, Williams & Connolly LLP who announced in Q4 of 2018 the company’s decision to move its D.C. office from downtown to The Wharf in Q2 of 2022. The announced move signals the desirability of this elevated office space, its incomparable location and the work/life amenities only offered at The Wharf that appeal to a high-value workforce.
In addition to details surrounding 670 & 680 Maine, recent Phase 2 announcements include the Rafael Viñoly-designed condo building, Amaris, that is poised to redefine the City’s residential luxury market, and boutique hotel, The Pendry Washington D.C. — The Wharf. The Wharf neighborhood opened its first phase in 2017 with more than 2 million square feet of development. Phase 2 broke ground in 2019 and is set to deliver over 1 million square feet of mixed-use development along the waterfront including additional residential, office, retail, hospitality, piers and park space in 2022.
